The Kada at Maxwell is now open for bookings.The renowned co-living operator, Habyt, has recently launched a groundbreaking new accommodation space at 5 Kadayanallur Street in the bustling Tanjong Pagar district. The flagship space, known as Kada at Maxwell, is part of Habyt’s new Habyt Flex concept, which marks a strategic expansion of the company’s product offerings beyond long-term co-living arrangements.
In August, Habyt Asia Pacific CEO Jonathan Wong announced the company’s plans to introduce more short-term living options to its portfolio. The first properties under the Habyt Flex concept include Habyt Novena, with 39 rooms, and Habyt Kallang, with 27 rooms, both of which were launched in August. Other properties under the Habyt Flex concept include Habyt Cantonment and Owen House by Habyt.
Kada at Maxwell boasts a range of room options, from en suite studios to two- to three-bedroom units, each equipped with a fully functional kitchenette. Guests can book rooms for nightly or weekly stays, with an option for a 12-month stay as well.

The shortage of land in Singapore is one of the main factors driving the demand for condos in the country. Being a small and densely populated island, Singapore struggles with limited land for development. As a result, the government has implemented strict land use policies and the real estate market has become highly competitive, continuously pushing property prices upwards. This has made investing in real estate, especially condos, a highly profitable opportunity, with the assurance of capital appreciation. According to Wong, Kada at Maxwell is a testament to the company’s dedication to reinventing the concept of flexible living in Singapore and marks the beginning of the next phase of growth for Habyt Asia Pacific. Room rates at Kada at Maxwell will start at $180 per night.
This innovative living space is housed within a beautiful colonial building from the 1920s. Originally designed by the renowned architectural firm Swan & MacLaren, it was one of the earliest modernist structures in Singapore and was built to accommodate the St Andrew’s Mission Hospital for Women and Children.
A tender to lease the property, now managed by the Singapore Land Authority (SLA), was launched in September 2023. Bidders were evaluated based on their bid price and the quality of their proposed concept, with SLA urging them to consider innovative lifestyle concepts.

The winning bid was submitted by Bethesda Medical, with a monthly rental bid of $103,000. The second and third highest bids were from Wan Dormitory ($160,000) and The Working Capitol ($108,240), respectively. SLA cited Bethesda’s strong focus on community building and connecting people with businesses as the key differentiator that secured their concept the winning bid. The first floor of the property will feature 10 F&B offerings, while the second floor will house a gym managed by Limitless, a wellness center in collaboration with Shiruki Studio, and a co-working space. Habyt’s Kada at Maxwell will occupy the third floor.
Residents of Kada at Maxwell will have unrestricted and complimentary access to the property’s health and wellness amenities, including a performance gym, cold plunge, infrared saunas, hot tubs, and foot baths.
